This proposal has been designed to respond to the variety of concerns that have been raised in this Mount Pleasant area with respect to sensitivities toward density, scale, and respecting the architectural context.

A main focus of the design is the incorporation and maintenance of the large existing trees present along the Columbia Street frontage. From the project’s conceptual beginnings, it was recognized that the preservation of these mature, healthy trees should be a primary focus of our approach, and be a driving guide to the building design. With this as a starting point, the design of the underground parking structure and above-grade building massing is tailored to respect these trees and encourage additional future growth and viability. Expansive use of glass and shading structures enhance the exterior design and highlight the exposure to and relationship with the existing trees, making them an integral aspect of the building frontages.
